He says to be smart when shopping if it’s your second or third time around, and not just look for homes that are cool or way too big, but look for one that fits your lifestyle now and into the future.

Find a home with long term potential

What works for you today may still be what works for you in the future, but you never know. If you have potential plans for a larger family, etc. take that into consideration when buying your new home, that way you are not feeling forced to find another new home in 5 years just because you grew out of your current one.

Make natural light a priority

It’s easy to be strictly focused on the cosmetic finishes and the interior design choices of a home, but at the end of the day, these are changeable. Looking for a home with natural light is a great way to ensure your home is resale-ready for the future. “[Natural light] is the number one thing, statistically, that people focus on in resales”, Serhant says, so focusing on good light when house-hunting will help to protect your investment and set you apart from your resale competition.

Use a broker

If you are selling your house, you probably already using a broker “and if you’re not, you should be”, Serhant says. You can have that same broker help you find a new home if you are moving within the same city or area, and they will be twice as motivated to help you find the perfect match.
