Things to Consider when Buying Quality Real Estate

The View

Are the views out your windows things you want to look at for as long as you own the house? Is a giant building going to go up on that empty lot next door? It’s important to take the time and consider what your views are going to look like from inside your house because you are the one to has to look at it! (Good views can also up the resale value of your home) Make sure you understand the zoning and air-rights codes for the area you are considering, so you don’t lose your views without being able to do something to rectify it.

Spectacular Ceilings

A high ceiling can turn a living room into a luxurious great room that people walk into and say, “Wow!” Beams and hanging fixtures, offset by inset back lighting can transform your space and make up for other things you may be not so keen on. Some even think to add fabric to their ceilings for a lush feel.

Unique Architecture

Beautiful and strong architecture is one of the few things that have stood the test of time, while at the same time continuing to grow and develop. Make sure you have researched the architect, their style, and their reputation so that you can know what you are getting into and what sorts of things you can expect in the future, in terms of your home and its durability. If you are not very knowledgeable on the elements that make up good architecture, look for the basics and go from there: solid foundation, high-end materials, some artistic and unusual components.

Practicality

Make sure layout and floor plan of your home make sense with your needs. If you have a family, it would make sense for kids areas to be in one area of the house. If you like to entertain, it makes sense to have your private spaces away from areas where you will be hosting guests, so they don’t need to traipse through bedrooms to use a restroom for instance.

Natural Light

Natural light can improve your mood, and it’s one of many reasons windows are something to consider when looking to buy a home. In addition to the natural light they let in, they are also a source of heating and cooling. They should be double-pane as to protect your home against weather and possible noise.

Storage

Call us biased, but storage is so crucial to a home setting! Sometimes it’s one of those things that you don’t realize you need until you don’t have any. Look for plenty of cabinetry and storage areas in convenient and smart places.

Fitness Amenities

Whether you are moving into a community with an awesome fitness center (such as Montreux!) or not, if fitness is important to you, see if you can do a trial run at a couple recommended gyms near your future home so you can see if that aspect of your move will be a non-issue.

Quality Renovations

Quality renovations and customization take a lot of time, effort, and money. Know that if the home you’re looking at purchasing contains a lot of these sorts of upgrades, you may be paying for those. Just be sure that you know where your money is going, and that it is well spent on quality items.

Reputation

Making sure your builder, architect, and community all have a good reputation. Even great companies can have a bad review or two, and these do not define a company, however it is important to take them into consideration.

Neighbors

Good neighbors can transform your streets into a community and bad neighbors can make you feel uncomfortable just going for a walk. Here in Parc Forêt and Montreux, we are blessed to have such amazing people all up and down our streets. Walking around, it is unusual NOT to see folks waving and chit-chatting with those they pass by. This creates such a feeling of community that can really turn a house into a home.
