In a groundbreaking move set to reshape the economic landscape of Reno, Nevada, the Grand Sierra Resort (GSR) recently unveiled plans for a colossal $1 billion private capital investment. This visionary project, touted as the largest in the city’s history, is poised to elevate Reno to new heights, making it an even more attractive destination for businesspeople and investors alike.

The Crown Jewel: A Cutting-Edge Arena

Central to this ambitious undertaking is the construction of a state-of-the-art arena, a focal point designed to host a myriad of events, from world-class concerts to high-stakes basketball games. Boasting a capacity exceeding 10,000 seats, this 300,000-square-foot arena will set the stage for a new era of entertainment in Northern Nevada. The contemporary amenities, including luxury suites and premium hospitality clubs, will undoubtedly redefine the fan and game experience, creating an atmosphere second to none.

GSR Owner Alex Meruelo and University of Nevada, Reno President Brian Sandoval have also teased a potential partnership with the Nevada men’s basketball team, adding an exciting dimension to the project. If materialized, the arena could become the home base for the team, further cementing its status as a hub for sports enthusiasts.

Beyond the Arena: Grand Bay Beautification

The visionary plans extend far beyond the confines of the arena, encompassing a comprehensive beautification of Grand Bay. This transformation includes the creation of an active golf facility and entertainment destination, a picturesque walking path, and a mesmerizing water show. The infusion of such diverse attractions positions Grand Sierra Resort as a multifaceted destination where community, sports, and entertainment seamlessly converge.

Hospitality Reimagined: An 800-Room Hotel Tower

In anticipation of heightened demand, the GSR initiative includes the construction of an 800-room hotel tower, adding a new dimension to Reno’s hospitality scene. This expansion not only enhances the resort’s accommodation capacity but also serves as a strategic move to attract visitors and business travelers, thereby stimulating economic growth.

Supporting the Workforce: Affordable Riverfront Residences

Recognizing the need for a robust workforce to support these transformative projects, the $1 billion investment includes the creation of approximately 300 affordable riverfront residential units. This commitment to housing underscores GSR’s dedication to fostering a sustainable and thriving community, providing a solid foundation for the success of these monumental initiatives.

Community Impact and Recognition

Reno Mayor Hillary Schieve expressed enthusiasm, calling the investment an “incredible and historic” win for citizens, the University of Nevada, and tourism. The sentiment echoes throughout the community, emphasizing the positive ripple effect that such a monumental project will have on the city’s economic landscape.

In a statement, Alex Meruelo shared his vision for GSR, emphasizing its transformation into a destination that seamlessly integrates community, sports, and entertainment. Acknowledging the support and enthusiasm from the community, Meruelo views this project as not just a renovation of Grand Sierra Resort but as an elevation of Reno to unprecedented heights in the realms of entertainment and sports.

As Reno stands on the precipice of an extraordinary transformation, the Grand Sierra Resort’s $1 billion investment serves as a beacon, drawing in businesspeople and investors eager to be part of this historic endeavor. The multifaceted project promises not only economic prosperity but also a cultural renaissance that will redefine Reno’s identity for generations to come.

In a groundbreaking move set to reshape the economic landscape of Reno, Nevada, the Grand Sierra Resort (GSR) recently unveiled plans for a colossal $1 billion private capital investment.
Outside Magazine recently named Reno, Nevada as one of the 15 happiest place to live in America.

The Nevada city was described as a modern boomtown, highlighting outdoor activities, the bustling art scene, and a low tax structure helping it to reach a top ranking. The publication also highlighted the relative affordability, fair weather, multiple year-round creative outlets, overall well-being, inclusivity and abundance of public land. Reno was judged as a transformative region, undertaking initiatives to increase inclusivity and accessibility all while attracting Fortune 500 companies like Amazon and Tesla.

Outside examined urban areas nationwide with a population up to 500,000 and millions of surveys were scoured to assess the best urban areas for well-being. Researchers also looked in to house and rental prices as well as general walkability. Reno joins others on the list including Wilmington, New Orleans, Cincinnati, Charlottesville, Hood River, Minneapolis, Glenwood Springs, Harrisburg, and Plano.

Below is the excerpt from Outside Magazine:

Reno, Nevada

Population: 273,448

Median Home Price: $550,000

Median Rental Price: $1,531

Percentage Parkland: 5

Percentage of Residents Who Live Within a Ten-Minute Walk of a Park: 76

Walk Score: 40

Bike Score: 83

Municipal Equality Index Score: 100

Demographics: 60% white; 23% Latino; 7% Asian; 3% Black; 7% other

Once known for gambling and easy divorces, Reno is now a modern boomtown, with a whitewater park, multiple climbing gyms, a monthlong summer arts festival, a number of craft breweries, and urban art installations handed down from Burning Man, the late-summer gathering in the Black Rock Desert 140 miles north. The Biggest Little City in the World’s ample public land and mountain vibe make it a fun town for a populace hankering for just those qualities.

A former golf course became the Sierra Vista Mountain Bike Park, where a new trail suitable for adaptive cyclists opened this year. The Tahoe-Pyramid Trail is over 80 percent complete and will follow the Truckee River 114 miles between Lake Tahoe and Pyramid Lake. And the new Reno Public Market, once a run-down strip mall, was reimagined as a food court with 17 food vendors, Pilates classes, and live music.

“Reno has changed so much,” says resident Sara Holm, director of studies and diversity at the Lake Tahoe School. “You can run through a county park with sheep grazing, go backcountry skiing, or see a touring Broadway play.”

The city hosts an annual Pride celebration, and the relatively affordable cost of living (and no state income tax) is a major draw; companies with an outdoor bent have found a receptive community. A Patagonia outlet in the hip Midtown neighborhood and the company’s distribution center employ over 680 people, and a growing number of major companies like Amazon and Tesla have set up shop.

Come winter, the chutes of Mount Rose are about 30 minutes away. Also nearby is the nonprofit, city-owned Sky Tavern, a tiny lift-operated hill with a big objective: teaching kids to ski and snowboard. At Nevada Nordic, just off Mount Rose Highway, volunteers groom more than 20 miles of cross-country ski trails. Reno weather is mild, with an average 300 days of serotonin-boosting sunshine annually.

Outside Magazine recently named Reno, Nevada as one of the 15 happiest place to live in America.
Downtown Reno is being reshaped by the Downtown Reno Partnership and has experienced major economic wins and developments in 2023. Reno has defied odds since gaining growth and momentum during the 2020 pandemic. The Biggest Little City now sits at number 4 on the Milken Institute’s Best-Performing Cities of 2020.

Some of the metrics that this ranking measures includes high-tech gross domestic product and wages. Moving an enterprise to Reno gains businesses huge economic advantages due to the friendly tax structure and nature of the community. Other benefits to living in Northern Nevada include quality of life, proximity to nature, and friendly locals. And let’s not forget about the glittering jewel of the Sierra: Lake Tahoe.

Downtown Reno is currently undergoing a transformation, not just in the neighborhoods but everything from events and shopping to dining and more. There are currently 1,342 residential units under construction and these units will attract 3,000 new residents. Local officials and investors are dedicated to the economic development and positive changes.

Par Tolles, CEO of Tolles Development Company, states ““To see the evolution of downtown and to see the impact of the Downtown Reno Partnership is really great. I love Reno more and more, and the momentum that we have is really exciting.”

In addition to residential, more than 85,000 square feet of retail space is under construction. This upcoming space is the perfect compliment to the 1,149 businesses and 22,266 workers that are located in the central business district. The University of Nevada, Reno, (UNR) projects that 4,500 students will be attracted to Reno and this will ramp up the current population of students to 20,000. The Reno-Tahoe International Airport further predicts a 40% increase in travelers, with the added traffic equating to $3.7 million in revenue.

As the only Tier-1 university in the region, UNR offers the cream of the crop in higher education. UNR is slated as an “innovative ecosystem” and an R1 Carnegie Research University, which directly translates to the talent pool in northern Nevada. The region already boasts Tesla, Microsoft, Panasonic, Switch, Sierra Nevada Corporation, and more tech-forward companies, further positioning it as a global technology hub.

The Downtown Reno Partnership is further focused on beautifying downtown Reno. The Locomotion Plaza located at 255 N. Virginia Street was housed by 18,000 square feet of concrete. This blank space has transformed into the dynamic area it is today, featuring beautiful art pieces and murals. Central to the park is a 21-color mural by artist Brad Carney which required 250 gallons of paint, 260 volunteers, and 100 hours to complete. Funding was provided by local businesses and authorities.

Further expansions in the downtown core include the Reno Orthopedic Clinic (ROC) expansion. This $54 million, 138,000 square foot expansion is a huge investment and will double the number of exam rooms, allowing the combining of all orthopedic specialties under one roof. This is the only facility of its kind in the region and the new design will be brought to life by the Neenan Company, an integrated design-build firm in Colorado.

Chris Wesche, Design Manager of the Neenan Company, praised the project, “This cutting-edge medical campus will help ROC to continue elevating the health care experience and strengthen the Reno community.”

Why do so many new businesses continue to relocate to Reno? There are incredible benefits and amenities, but it isn’t just the new arrivals that believe in the area. Long-time residents and entrepreneurs are also investing in the city. Jessica Schneider, owner of Midtown’s Junkee Clothing Exchange, has relocated to the core of downtown Reno. She has invested in a new concept for Junkee: a 14,000 square foot revamp of the old Woolworth’s building.

As a business owner, what are some of the reasons to move to Reno? There are exciting things happening every day and every year the city evolves. The urban core is “growing up”, moving away from the reputation of gaming and casinos and towards an everyday neighborhood. Reno-Tahoe offers a welcoming, small-town vibe, excellent tax climate, innovative schools, four mild seasons, and the breathtaking Sierra Nevada mountain range. Reno to Tahoe takes anywhere from 30 to 45 minutes by car, depending on where you are in the area.

Reno is a true haven for the many employees that come along. With its humble roots, there’s a reason Reno has the infamous title of “The Biggest Little City” – because the city has the amenities to keep most people happy while still feeling like you know your neighbor. Here in Northern Nevada, there is a friendly vibe found in the culture that resonates throughout the region.

As you are on the hunt for a home, keep in mind the beautifully forested community of Montrêux Golf & Country Club, a private gated golf course community with so much more to offer than golf. This gated community of luxury custom homes surround the 18-hole, Jack Nicklaus Signature par 72 course, a world-class Clubhouse, walking trails, tennis and sport courts, pool and spas, Fitness Center, and much more. Parc Foret is still offering available homesites and resale homes within the gates – contact us today to see what’s on the market.

We hope everyone is recovering from a long winter. We have had several homeowners ask about recommendations for exterior wood staining, window washing, and other home services. We wanted to share the below flyer from Prada Home Solutions who can help with maintenance outside your regular cleaning and landscaping services. After this winter a good garage cleaning, window washing, car detail, or exterior wood staining could be helpful. The Prada family business is based right here in the Montreux Welcome Center. We want to make you aware of their services as we have used and can recommend them.

Tesla recently announced the expansion of its existing gigafactory in Northern Nevada. The tech giant is investing $3.6 billion to build two new production facilities in the state including a 100-gigawatt-hour battery cell factory and its first high-volume Semi truck factory. The new factories will take up a combined 4 million square feet of space at the Tahoe-Reno Industrial Center east of Sparks.

The two new facilities will join Tesla’s existing gigafactory and its products, including Model 3 electric motors and battery packs, as well as energy storage products Powerwall and Powerpack. In December, Tesla shared the first production versions of the long-delayed electric Semi at an event at the gigafactory. The first trucks were handed over to Pepsi, Tesla’s first customer and the new factory is expected to pump them out at a high volume. The cell factory will produce the company’s 4680-type cylindrical lithium-ion battery cells, including the capacity to produce enough batteries for 2 million light-duty vehicles per year.

Tesla won more than $330 million in tax breaks for the expansion from the Governor’s Office of Economic Development. Gov. Joe Lombardo cited good-paying jobs and a nearly decade-long boost to the local economy due to Tesla’s gigafactory as some of the benefits. The deal has marked northern Nevada as a focal point for transitioning to green energy, as the Federal administration seeks to move away from gas-powered vehicles.

“Tesla has far exceeded every promise they made going back to 2014,” said Lombardo.

Tesla has spent $6.2 billion on its existing 5.4 million square foot gigafactory, which provided 17,000 construction jobs and more than 11,000 highly paid permanent jobs. The tech company projects that the new factories will create another 3,000 jobs at an average hourly rate of $33.49 with health insurance for 91% of its employees. The existing facilities have produced 3.6 million drive units, 1.5 million battery packs, and 7.3 billion battery cells.

There is still no date yet announced of when Tesla plans to break ground on the new factories or when it expects to start production on cells and Semis. The cells produced there will likely go directly into the Semis to avoid supply chain challenges, which have previously limited availability of battery cells and contributed to multiple production delays of the truck. The electric Class 8 truck prototype was originally introduced in 2017 with production planned to start in December 2019. However, Semis were not actually produced until October 2022.

Not only are companies receiving tax incentives to relocate and expand, but Reno is a true haven for the many employees that come along. With its humble roots, there’s a reason Reno has the infamous title of “The Biggest Little City” – because the city has the amenities to keep most people happy while still feeling like you know your neighbor. Here in Northern Nevada, there is a friendly vibe found in the culture that resonates throughout the region.
